Utilizing Video in Commercial Property Marketing

We have a unique niche as a marketing company in the Commercial Real Estate industry. Our founder, Bekah Carlson, spent 20 years in-house at a Commercial Real Estate firm before branching out and starting her own marketing company. That love of Commercial Real Estate still burns brightly for us, and we work hard to be at the top of our game regarding how we market commercial properties. To that end, we have been at the forefront of best practices regarding CRE marketing. As the industry continues to evolve, we are seeing a growing need for the use of video in property marketing.

When we talk about video, we don’t mean virtual tours in the sense that many think of them. Instead, we think of video in the sense that a brochure becomes a video marketing piece that guides prospects through the information interactively and engagingly. A 30-second to 1-minute video can provide the same information, and brokers are more inclined to watch it than read a 6 – 8 page brochure.

Many video marketing pieces done with drones aren’t within the budget of most property marketing. In contrast, our video marketing is done differently. These videos include a few key pieces of information, beginning with great property photos. The lead in for any good video marketing piece hinges on the caliber of the imagery, that imagery can be stills, video, or drone footage. The next piece is property highlights; we like to include signage opportunities, notable amenities, and location-based information pertinent to the property. Following this, we zone in on the location with interactive maps and aerials that highlight the needed information and trade areas. These include area retailers, industry, education, and other data that reflect the area’s trade. As we highlight those information pieces, we often include demographic data and market overviews. Finally, we drill down into the building itself, the space if leasing an individual unit within the property, and the price details, including contact info.

As the commercial real estate industry continues to advance, new marketing ideas and practices are essential to continued innovation. These must be practical and fit the budget for marketing properties at various price points. With creative solutions for video marketing and animated presentations, we can craft ways to market commercial properties with excellence and fresh tactics.
